Land Planning

Home

Francis Smith Engineering, Inc. offers a wide range of land planning services.  We have experience in basic planning from early conceptual phases all the way through to final plan approval and construction.  Preliminary to the design of any major project is the comprehensive planning for that project, which creates a foundation and a direction which drives the entire developmental process from that point on.  The purpose of this conceptual land planning is to:

bullet

establish goals and priorities,

bullet

define project functions,

bullet

provide a forum for public input,

bullet

perform a detailed site analysis,

bullet

determine design standards,

bullet

develop alternate concept plans,

bullet

investigate engineering feasibility,

bullet

make preliminary estimates of costs,

bullet

analyze financial feasibility and funding,

bullet

prepare phasing plans of development,

bullet

set time frames for the execution of the project.

Francis Smith Engineering, Inc., plays a major role in the above process and is specifically involved in the following functions:

bullet

Property surveys to define the ownership and areas of property along the route of the survey.

bullet

Aerial mapping to develop contour maps and planimetric information which will be used in project planning and design.

bullet

Soils engineering investigations and reports to determine the characteristics of natural materials and to establish design parameters based on these specific site soils (performed by outside consultants).

bullet

Geologic studies and reports to determine the characteristics of natural strata and to establish design parameters based on these specific geologic conditions (performed by outside consultants).

bullet

Hydrologic studies to determine stream flow runoff and flood hazard.

bullet

Utility system studies (such as water, power, sewers, gas etc.  to identify existing facilities, their capacity, and their interaction with the proposed project.

bullet

Street and highway studies to identify existing facilities, their capacity, and their interaction with the proposed project.

bullet

Establishment of design standards consistent with the function and purpose of the project.

bullet

Alternate preliminary designs.

bullet

Quantity and cost estimates.

Francis Smith Engineering, Inc., additionally works closely with others in the above planning process, i.e. with:

bullet

project owner or sponsor,

bullet

reviewing and approving agency,

bullet

public citizen groups,

bullet

other project consultants such as architects, appraisers, sales personnel, lawyers, soils engineers, geologists, structural engineers, etc.

bullet

lending institutions.

The firm of Francis Smith Engineering, Inc. has for many years been extensively involved in the planning process on every project which has proceeded to design and construction, and on many projects which have not.  The above functions have been performed on virtually every project undertaken.
